    Morning David,

If you are looking for a single-source, "turn-key solution" GC, you might consider calling Blake Johnson. Blake's company, Finishing Touches Remodeling, does turn-key rehabs for investors in the Metroplex. You can reach Blake at (817) 247-6565.

If you are one of those investors who prefers to use speciality vendors (vs. making a single call to a GC), I'd suggest Nate Gotthardt with Big Bob's Flooring for your flooring needs. You can call Nate at (817) 715-1141. Last time I talked to Nate he had unbeatable pricing for carpet (rental grade started at about $0.88/Sq.Ft.) and I know from firsthand experieince his service is excellent.

Feel free to call me (Greg Wilson - (817) 902-3366) and I'll be happy to visit with you some more about this.

    Best Regards!

I want to underscore Greg's comment.  Nate is the only flooring guy we use, and Blake is a super rehabber.

I'd like to recommend an A/C contractor that is in North Fort Worth too: David Hatley with Hatley Mechanical (817)994-9584.  I posted on my facebook page to ask all my friends for recommendation, and my friend told me "Love this guy!  I have recommended him many times…and everyone always calls me back and tells me how great he is! " and I would have to agree with her.

I've had him do major work at 2 homes and minor work at a 3rd, and he went out of his way to do everything right.  He's been great about scheduling around my work hours.  He answered about a gazillion of my probably-annoying questions about my equipment options by email.  One of the jobs was replacing a complete A/C system under the state's energy efficiency rebate earlier this year, and he even took my rebate paperwork to the recycler and got my signatures for me to show the old unit was being recycled so I could get an extra rebate amount.  The next one I had a condensor being installed under an A/C cage, and at the final hour he noticed that the cable installed by his man would interfere with taking the cage on and off, so he stayed late to redo that part to make it just right.
