Animal Liability Claims

    It has come to my attention that some of your tenants have agressive dogs, snakes or other pets that could be a danger to neighbors or visitors to the property.  One tenant got a letter from James Adler, "The Texas Hammer" about a dog bite.  He is looking for people to sue. 

    There are several things you can do to help protect yourselves:

    1) Put a clause in your lease not allowing the tenant to have these pets.

    2) Enforce the clause in your lease requiring the tenant to have liability insurance.

    3) Make sure you are carrying liability insurance that does not exclude animal liability.
