    It is my understanding that most people who lend hard money on a regular basis are going to charge quite a bit more than 12%.  You will probably have to find someone who does more infrequent, "one off" hard money loans to get an interest rate that low.  Up-front points are usually charged as well.  A hard money lender quoted me 18% plus 4 points not too long ago.

    My recommendation is ask.  Tell eveyone what you do and your need for money and how much you are willing to pay.  Talk with family, friends, investors, members of your church, everyone you come in contact with.  You should also put together a Private Lender Program creditability kit as well, that explains your program that you can give them to read and you may also have an audio CD you can give them as another option of getting the message to them.

    Anthony, I agree with Tim, I have a creditability kit, When ever I get a change I mention what I'm doing and people ask me how they can be a lender for me. I use various sources. I do a lot of short sale flip and only need funds short term I use this group www.gotrefunds.com, I look for private funds for those deals that need more time. Think about People who have IRAIRAs and have lost money in them and are looking to gain some of it back. They are good resources. Good Luck.

    Being an investor and also a mortgage originator by trade for 20 plus years, I have been actively searching for a product to keep us all in the business of purchasing SFR at discounted prices.  I now have the product that bridges the financing between Hard Money and Conventional Financing and eliminates the 4-10 property limit.
    For buy and hold investors - No Limit to number of properties:
    30 Year Fixed Rate Loan - 85% of Appraised Value
    Full doc - 620 FICO - 55% debt to income ratio - 6 months reserve -
    1-2 units only
    In some cases you can actually receive money back at closing.
    Here is an example:
    Purchase Price - $98,000
    Appraised Value - $150,000
    Cosmetic Repairs - $10,000
    Loan Amount - $127,500
    Est. Total Loan Cost - $11,475
    Est. Cash at Closing - $18,000
    This is great for a cosmetic rehab as the loan is based on current appraised value, not purchase price.
    I also have products available for 3-4 units, the self-employed investor and even a 75% refi for investor with equity in their properties.

    Cindy,

    I have talked with Kathy about this program and my one concern was that they needed about $2K for admin fees upfront which will then be credited at the end.  Also their points seemed a little high but I guess if they can get the deal done that is all that matters.

    I currently have a property free and clear which I am still looking to get cash out of.  No luck yet.  If anyone has done a deal with Kathy please post your experience.

    Hi Rocky,

    I partnered with Kathy on several SFR deals over the last 18 months. I would have no hesitation whatsoever about working with her again at any time in the future.

    She is unusual in that she understands marketing, lending, rehabs, buy-n-hold, property mgt., etc. It was my experieince that if Kathy said she could do soemthing, she could do it.
