    I have an opportunity to carry a note on a house for 50k. Note is currently 62k. ARV of house is 90k. Owners of the deed do not want to sign warranty deed. Currently they are paying interest only which is 317 month. If I purchased the note and they fall behind can I foreclose for the deed? I'm not sure if this will be worth the possible headache. Any advice?
