3 rental townhomes - $49k - a real deal

    FOR SALE: 3 rental townhomes for sale, in SE Dallas / Pleasant Grove.

    Your price --- $49,000 + all closing costs FOR ALL 3 TOWNHOMES!

    I know a good title company in Garland/Mesquite that can handle everything at a good price. Or we can use your title company.

    There are no existing liens or debt service.

    These are being sold "as is", but all are in good condition and have no known deferred maintenance. All 3 are currently occupied, though 1 tenant is moving out at the end of the month. I am planning on re-renting it in August if they are not sold by then. Gross rents are $1565.00 per month. These townhomes all have new roofs, new siding on the back and all should have new siding on the front by the end of the year.

    The HOA takes care of the lawn & outside, so all you have to do is take care of the inside. The HOA fees are $101 per month + there is a $60 per month special assessment fee for the remainder of 2009, so in a few months it should go back down to $101 per month per unit. The HOA management company is superb, and has reasonable but well enforced rules in place that help keep out the bad guys. The neighborhood has really been cleaned up in the last few years. This townhome development is 85%+/- investor owned, so the HOA works very well with investors. So I anticipate the long term values & rents of these townhomes will only go up.

    There are two, 2-story 1/1.5 loft style townhomes (870sq feet each per tax rolls), and one, 2-story 2/1.5 townhome included (915sq feet per tax rolls). All are large & roomy. And I just hired/paid a property tax company to push down the property tax values, and they did a @#%# good job doing it. So your property taxes will among the lowest in the entire neighborhood, though you'll probably have some of the nicest townhomes on the street.

    IMPORTANT: I am in NO hurry to sell these, so the price is 100% NOT negotiable. Do not even ask. This is a "bargain" hands-down for any investor. These townhomes sold for $45k+ each back in the 1980s when they were made!!! But of course I did not pay that. Your price is $49k for all 3 + closing costs; they are priced to move fast. My plan was to keep these for 20+ years, however due to another investment opportunity, I am only selling these to free up capital.
