Looking to hear from my DFW Metroplex Investors

    Hello, everyone .. 

    Hope you are all safe and sound within your homes with your families during this crazy time, but while i got you looking on this forum i was hoping to get some feedback from cash buyers in the DFW metroplex specifically on certain criteria that you look for when investing in homes, i was planning on networking with some fellow investors at our next REI gathering but unfortunately given the circumstance i figured it'd be a while before i could do that soooo i jumped on the next best thing.. If you have the time and are willing to answer a few questions that would be much appreciated, below are some general questions i'm hoping to get answered to better understand and serve investors in the marketplace.

    . Where in the DFW metroplex do you like to invest in and why? 

    . What percentage buy formula do you use when purchasing a property, is it 65 percent of ARV lower or higher?

    . What percentage do you aim to make on your ROI if you plan on fixing and flipping?

    . What type of homes do you like investing in?

    . What criteria (outside of price and the obvious conditions) helps you determine if its a good investment or not?

    . And finally what do you wish to see more of in the coming years in the marketplace?

    Again any of these questions answered would help greatly, i appreciate any effort in advance and i hope to hear from you all here soon.

    1. I purchase property all over the Dallas/Fort Worth Metroplex and surrounding cities. 

    2. For purchasing property I do not use an exact formula or I may miss out on opportunities. Every property is unique (location, repairs needed, etc.) so I will determine the amount I can purchase based on all factors. I do however want to be as aggressive and competitive as possible.

    3. The percentage or amount I'd like to make on each deal is simple, as much profit as possible. I don't have a formula that I go by exact.

    4. I will purchase all types of properties, single family, multi family, commercial, mobile homes, and vacant land. The property could be a full burnout or just need paint/carpet.

    5. Besides the price and condition of the property, I consider location a large factor as well as market conditions.

    6. I would like to continue to see a stable market with retail properties selling quickly.
