    Hi Logan, the challenge for me is to find something that I can flip and make money. Are you with a professional wholesale company like ********** or ********, or the 100 others?

    Everyone wants 70% of ARV to make a decent profit, and when you go to 75%, you are the only one that has to cut your profit in half. 

    Most sell in the 80% of ARV or more, and really are ideal for people who can make a decision about all 5 major systems in a few minutes, or hedge funds that can absorb any losses. I can't, and don't want to again. 

    What kills us is the non refundable deposit we must make before we have it inspected for problems. To force us to decide at the property before an inspector can get there is shall I say, possibly unscruplious?

    How many of you here have tried them, and either:

    1. The numbers were good and you made a profit & if so, how much?
    2. The numbers were off and you lost & if so, how much?
    3. The numbers were so far off, we walked and lost our deposit?

    I am curious to know!

    Hi Chris, 

    I agree with you 100%.  I just walk away from those companies you're talking about.  No way will I put up a big non refundable deposit in 5 minutes without a chance to make a thorough inspection unless of course the property is so deeply discounted that you can afford to take that risk, but not at 70- 80% of ARV.  Did you get some feedback about this wholesaler?
