Decent neighborhood - Lipscomb St. in between Morningside Dr and Berry.  I dont' recommend this for any newbies out there!

(Since I am not usually investing in this area, my knowledge is just from having visited the home and area recently and from what i can see online (city-data info linked ad the bottom of the page for your research).

    >>Contact Cindy via text 817-719-7991 - to express interest.  I will try to call you back quickly.  Owner looking for offers.  I believe she needs some cash to move, not sure how much - property appears to be free and clear (but need to verify).  Owner understands some English, but native Spanish speaking.  Looking for offers.  There may be oppty for some creative deal-making, that might make it worth while.

Property details - (half duplex only)

NOTE:  The water is shared with the other UNIT - so coordination will have to be accomplished with the other half.  Bill usually runs $110 for both sides with single occupants (i believe single occupants is what there have been for this water/trash/sewer bill.

    2-1 unit  w/ full-size W/D hook-ups

    - some items recently upgraded:

    recent AC unit

recent new Formica tops in kit

some tile - kit, bath, and hallway

navy indoor/outdoor carpet in LR and BR's.

recent bathroom updates: tile surround for tub, shower plumbing replaced behind wall, toilet replaced, single vanity replaced

    NEWER ROOF per owner.

Decent backyard for family some grass and tall tree for shade.  Also rear private entrance from alley.

    Last rented $600 mo.

Per city-data (linked below) Interesting stats for Morningside area - notice that the majority of rentals run between $650 to $700 per month. (scroll down that page to see it. Another interesting stat (scroll farther down on that page), is that there are almost as many 2 bedroom houses vs. 3 bedroom homes

Note that Trinity Habitat for Humanity is heavily invested in the Hillside/Morningside area and committed to not just building homes and putting stable homeowners in them, but also to supporting the community at large.

You can drive the streets to see how many new Habitat homes have already been built and are currently in progress. Just thought interested parties might want to factor this in.
