have a property under contract that I may decide to wholesale. Here’s the info.
Look it up, do your calculations, and let me know how much you would be willing
to pay for it. If there is room between that number and what I have it under contract for to allow enough of a wholesale fee, I may go that
route instead of rehabbing and renting or flipping it. I just have a lot on my
plate. I would contractually require you use the same realtor and
title company who have been on this project with me; Suzette Teague with
Abundance Realty and Independence Title. This is an approved short sale, and
they stuck in there throughout the whole 10 month process and all the
negotiations. The only other catch is that you must close this month.

The house is really messy, so the pics make it look worse than it actually is. It needs $35,000 in
repairs provided you do not do any of it yourself. You could get away with
less, but not if you want top of the market price for rent or when you exit.
This price includes paint, flooring, a new kitchen, bathrooms, cleanup, etc. It
is definitely not a gut job, but it will need this rehab budget. Again, unless
you do some of the work yourself.
So… Who wants it and
how much would you offer? :D
