Issues With "Wholesale Friendly" Title Companies

    Just curious to know what y'alls biggest issues have been with "wholesale Friendly" Title companies? Turnaround time, responsiveness, etc?

    Trying to find out what wholesalers are looking for in a Title Company, any help would be greatly appreciated!

    If the title co. is investor friendly, the title attorney and/or escrow officer will:

    1. Be easily accessible when you need to communicate with them.
    2. Allow & help facilitate:
      1. Assignments of Contract
      2. Double Closings
      3. Simultaneous Closings (may depend on the guidelines set by the title policy underwriter)
      4. "Subject To" & Owner Finance transactions
    3. Be proactive and prompt in communicating with you about whatever they require in order to close your transaction and issue a clean title policy.
    4. Do remote closings as needed.

    I could go on, but those are some off the biggies for me.  BTW, Milt Colegrove is an experienced Real Estate Attorney and one of the sponsors of DFW REI Club.  Several months ago, he gave an outstanding presentation on various ways to close Real Estate deals and common issues he's seen that can kill deals at the closing table.  Click on his name above for his contact info.
