    Good morning all,


       My name is Jacob Atchison and I flip LARGE, old, homes in San Antonio.  Some of you may have seen me post before.  I have had good success in attracting investors before, however, as I progress my way along in these projects I just find that I am needing more and more funds to keep things going.   By large homes, I mean 4000 sq. ft plus in PRIME neighborhoods, ones that routinely sell for $300 a sq. ft.  These homes demand the utmost of attention to detail from beginning to especially in the end design.  I am just about finished with the first project, which has also been the most complicated.  Please request pictures for the transformation on that house.  


      So, that leads me here looking for another round of investors.  I still have of $600,000 in potential profit that I can boast about (humbly) on these houses, going by pretty conservative numbers if I sell at or within $50,000 of list price on each of these houses.  


      Therefore, I am looking for the following:


    People with at least $30,000 to invest who would like a 30% ROI on their money.  That is a one time interest calculation.  In other words, you invest 30k, your return would be 39k.  You invest $120,000, your return is $36,000


    Your money would go in a loan against my LLC that holds the 3 properties, so that it is secure if for any reason one of the houses were to fail.  That is very unlikely at this point, but it is always a concern whenever you are investing in a single home.  I will only be selling off about $150,000 (including interest) of my total equity position, still leaving me $450,000 in cushion.  


    The timing would be pretty simple.  I am just about done with the interior of 622 Terrell Rd 78209.  I need funds to finish the driveway/landscaping and get it listed here in the next couple weeks.  My other two houses are due to be completed within 3 months as long as I can keep the cash flow going.  That would put me at listing in the beginning of the year.  Therefore, I could ideally be done with these projects and have them sold by early Spring.  The market in San Antonio has been HOT.  There are a lot of California buyers coming this way and this is a good time to be doing higher dollar homes.  


    The legal paperwork is also quite simple.  I like to keep things as simple as possible so that the average Joe can see themselves as taking part in this.  Like I said, it would be a loan against my LLC, secured by the 3 properties that each have about $200,000 of profit.

    Where else can you possibly get a return annualized of up to 60% ROI?  


    Please remember that IRA/401 K funds CAN EASILY be used for this type of investment.  It is a very simple process actually.
