    FYI:

    After much research, I determined that in my opinion State Farm offers the best deal on non owner occupied property insurance. The policy they offer is an all perils policy with a 3% deductible. Additionally, if a class 4 impact resistant roof is installed they offer nearly a 40% reduction in the annual premium. The policy also has provisions to compensate for lost rents due to claims related vacancies. 

    Anyway, after several days of shopping all the major providers this was my conclusion.

    I checked out State Farm, and I think my broker Goosehead Insurance can do better.  I've worked with them for several years now and have always been very satisfied.

    In my experience, the best deals on insurance have always come from independent insurance brokers, AND the best insurance agent I've ever worked with is Eric Reish of Texas Unity Insurance Services.  We've had more coverage and better coverage and have saved LOTS of money ever since we've known Eric.  In my opinion, everyone should give Eric a call!  His number is 972-805-4515.  Please tell him I referred you when you call.

    I have been converting all my rentals and my rehabs to National Real Estate Insurance Group (NREIG) which is a Investor/Investment property insurance co.  The latest rental is saving me $391 annually.  Check them out at http://nreig.com/a/tmc/.  You'll get an quote back in 3-5 hours typically.  Another thing I like about them is you can pay monthly by credit card vice a 6 or 12 month premium in advance.  I love it.  Tell them Tim Sent you.

    Thanks for the tip Tim. I will let them quote me and compare and contrast with my State Farm policies.
