Mineral Rights

    Is there a quick and easy way to look up the mineral rights on a property? Who owns them? How much is owned? Date Sold? 

    If there is no easy way, then how do I locate this information?

    I typically look at deed records and any mineral lease agreements.  This info is all available online at https://tcrecordsonline.com/.  Hopefully, someone else has an easier way.

    If they have been sold then there will be a seperate deed recorded. 

    If they have been leased by one of the energy companies then there will be an agreement "lease option" recorded. 

    If they are being produced (well drilled and fracked) then TAD will show a separate mineral account for each well that you own a fractional percentage of. It will list the producer and Well and API number on that tax document. You can use those numbers and go to the Texas Rail Road Commission's web site and look up production statistics on the well.

    I don't know of any central location to get the information. Like most things, it takes effort and I always  have to dig it out. If you find an easier way please share the info.

    I know of a landman and he said he does the research but of course it cost something in the $100-150 range I believe.  He goes to the courthouse and digs into a lot of details.  I just want to know if a property owner owns mineral rights or not.  Keep it simple.   I have not tried on my own yet but would love to know what works for free.
