As well as the considerations already mentioned, make sure your rent numbers are compatible with similar accommodations- i.e. many rents all over DFW are going up substantially - and just because the renters there are paying that now, ask what you can begin to charge as people move out and if current tenants need to be raised as well. I would give the current tenants a 'honeymoon' period so they don't have a knee-jerk reaction and move out because not only do they not know what kind of 'Landlord' you are going to be if you raise rent immediately, many will take that as a bad omen, and take off. (That can be a good thing if you think the property needs to be 'purged' of low-quality tenants, however!)
That being said, you won't be able to demand the same rent as properties that have WD facilities in units (or on premises), but you want to ask as much as you can to maximize your investment. Also, what is the standard in the area...being different could be very detrimental if they can go down to numerous other properties and have the convenience of W/D hookups in-house. This will definitely cause you to have to reduce your asking rent amount...and as was mentioned earlier - you may get tenants with more money problems.
