I have since decided to refer this owner to someone else. Seller is the daughter of the owner who is deceased. She is almost finished getting the legal papers to have title in her name. There is a reverse mortgage of about 66K. Property is vacant of about 6 months now. Will need basically a whole new interior - carpet, paint and probably bathroom & kitchen appliances/fixtures etc. Also landscaping.
